Districts

The Enterprise Zone consists of three districts—each served by distinct road access and each having a distinctive character.

The first district, the northeast district, is accessed from Whiting Street and consists of a built-up industrial and heavy commercial area with a wide range of building sizes and ages. The largest properties are Park Spring and Bristol Spring—older manufacturing buildings that are presently being transitioned into multi-tenant use. Other uses include retail fronting on Whiting Street, as well as auto body repair shops and contractor yards.

New light industrial buildings characterize the second district, west of the Whiting Street district, separated by a railroad right-of-way. It is accessed from South Canal Street or Prior and Roseleah avenues. This area has several developable lots ready for new investment.

The third district, which is the largest, is accessed and bisected by South Washington Street. The east side of South Washington Street has some existing older heavy commercial uses and a number of single-family homes. The western side of South Washington Street contains several large agricultural plots, as well as several large parcels presently being graded for light industrial usage. The district also contains two relatively new light industrial businesses. Townline Road, east of South Washington Street, is developed with service commercial uses.
